With freehold tenure, the factories at Taman Perindustrian Murni Senai
are a worthy investment.
LEMBARAN Murni Sdn Bhd, a wholly-owned subsidiary of Daiman Development Berhad, is launching 16 units of one-and-a-half storey semi-detached factories at Taman Perindustrian Murni Senai, Johor.
The factories are situated amid established industrial areas around the Senai International Airport which is a mere 5km away.
Priced from RM1.85mil, the semi-detached factories each of which has a standard land area of 24,693sq ft (2,294sq m) and a built-up area of 9,117sq ft (847sq m), are a good investment.
Here are the reasons why:
·Taman Perindustrian Murni Senai is close to the airport where great plans are already in place. Some of them are the new cargo hub, Senai multimodal centre and the proposed Mass Rapid Transit linking Johor Baru city centre to the airport.
·It is situated within the Iskandar region which the government has earmarked as a special region of growth and development in southern Johor.
·It is easily accessible from the North-South Expressway, Second Link Expressway, and the Senai-Desaru Highway and numerous major roads from Johor Baru, Kulaijaya and Pasir Gudang.
·It is only 35km from Woodlands (Singapore) and 40km from Tuas (Singapore).
·The factories are built on freehold land with complete infrastructure. This industrial project is one of the few freehold properties in the area. Individual titles are also available.
·It is situated in an established industrial area and suitable for all types of light industries that can support the heavy industries in the surrounding area.
The whole project is developed by Lembaran Murni, a company listed on the Main Board of the Kuala Lumpur Stock Exchange.
Daiman Development Berhad has more than 30 years of experience in property development in Johor.
The company is offering an “early bird” discount of RM50,000 for the first five units. Construction of the factories are in progress and is expected to be completed early next year.
Besides the one-and-a-half-storey semi-detached factories, the company is also offering a one-acre (0.4-hectare) plot of industrial land within the same project for sale.
