SELAYANG residents have until July 27 to view the proposed alterations to the Selayang Municipal Council’s Local Plan 2020 (RT MPS 2020) and raise any objections.

The proposed alterations, which cover an area of 1,669.69ha, approximately 4.5% of MPS’s total territory, could be viewed at the lobby floor of Bangunan Baru MPS.

Speaking after its full council board meeting for June, MPS president Mohd Azizi Mohd Zain said there were nine areas involved, including Sri Gombak, Sungai Buloh, Universiti Islam Antarabangsa (Gombak), Rawang Country Homes, Tasik Puteri (Batu Arang) and Kota Elmina-Kuang.

“Stakeholders can leave their written objections at the viewing area in the building lobby and after July 27, we will compile these and meet with the State Planning Committee to have a public hearing, chaired by state exco for housing Iskandar Abdul Samad, on the objections,” said Mohd Azizi.

Conversely, if there are no objections, he added, the council would send the proposed re-zoning in a paper to the committee to have the changes gazetted.

MPS is also offering a reward of RM200 to members of the public who give valid information on traders who illegally sublet their trading lots to third parties without the council’s approval.

Those with such valid information, Mohd Azizi said, could inform the council’s Valuation and Property Management Department.

“This is to ensure that there is no illegal subletting, as the original tenants tend to rent out their stalls at a much higher rate than our own RM300 fee.

“Some even go as high as RM1,000 and this gives the council a negative impression, as if MPS is charging such high rental rates,” said Mohd Azizi.

He added that members of the public who reported such illegal subletting would need to provide pictorial evidence, the time and dates of the subletting in operation and if possible, information about the illegal third party as well as supporting evidence such as a possible contract between the trader and the third party.

“We will also conduct our own investigation after receiving the report before disbursing the reward,” Mohd Azizi said, adding that the council would work to ensure the reporting party’s privacy was maintained.

It was also revealed during the meeting that three concrete-manufacturing or batching plants, operating off the Middle Ring Road 2, near the popular Klang Gates Quartz Ridge, have been forced to shut down.

“These were operating illegally and we gave them till June 30 to shutdown.

“Two have already shutdown and the owner of the third is dismantling his operations.

“After this, we will be going after the illegal futsal courts and restaurants in the area,” said Mohd Azizi.
